Despite ecchi-sounding premise, there's no ecchi tag, so I will give it a go

I'll give you four reasons why ecchi is on the menu. FYI, I like watermelons.....

I dont think anything of the first episode sunk in. i was way too distracted by this women and it wasn't even entertaining.
But the fact this is shota bait is horrid and im likely going to drop this trash. So glad its not in lottery.

I won't go so far as to say I enjoyed it, but I certainly didn't hate it. It was kinda like a scaled-down Negima but where the girls are former porn stars. And I like at least one of those things quite a bit. (And the other quite a bit.)
If nothing else, I kind of like that the characters within the show are aware that the caretaker lady is an ecchi character--and that she kinda relishes being an ecchi character. I anticipate this being dumb and goofy and, uh, bouncy. Whether or not that becomes gross, weird, and boring, I can't say from this one episode.

Ultimately, I think it really comes down to how funny it turns out to be. I mean, I'm not expecting gold, but if it can make me chuckle at all without also boring me to death when it isn't, then I might be in for the duration.

That said, aside from a shallow appreciation of the caretaker lady's over-curvy design, I can't say anyone of the characters particularly hooked me in. And I doubt we've got a compelling story inbound.

And that said...sometimes it's nice to be able to shut off your brain for a bit and just drool in front of the tv. And there's definitely potential for that.
It survives another week.

...dammit, I think I like this show.

I chuckled--not infrequently. The whole thing is ridiculous, but in exactly the way a show about shoving your face into giant anime breasts should be. And the student council president girl amuses me.

My lizard brain is satisfied.
 
No...no, I really do like it. Quite a bit, actually.
The 15 seconds in the first section when Prez walks in to get her manga and freaks out because Landlady is smothering Main Kid is probably the simplest example of why this show has managed to hook me: the scene ends with the Landlady quietly offering Prez a cookie, and Prez--in her shouting freakout voice--accepting the offer of a cookie. Quick, easy to miss, and (because I caught it) hilarious. And to frame it with Girl Crush looking on sadly from down the hall? Yes. Yes, I am all kinds of on board.

I'm particularly happy with the fact that the show's focus, so far, is on the comedy, with the T&A (mostly) being somewhat intrinsic to the comedy rather than shoehorned into the comedy. (For example, Landlady, whose character is somewhat defined by her...flashes of bounce. She, not the show, is shoving her bosom in our faces. So the joke isn't "hee hee--bewbs," it's "hee hee--she really just did that," which more justifiably exploitative. And, importantly, funny.)

Honestly, my only complaint is not a complaint but a thought experiment: would I like this more or less if it was done in the style of Saekano?

While this wasn't the funniest episode, so far, it certainly was about as entertaining as I've come to expect. Which is to say I enjoyed it, as usual. Prez and the Landlady pretty consistently make me chuckle.

And, honestly, I kinda dig the Shina/Lanflady/Prez love triangle--even though I'm pretty sure Prez and Shina don't know they're in one.
I should mention how good the rhythm of the show is, never staying on a beat for too long nor moving too quickly from gag to gag. It's amazing what appropriate pacing will do.
 
So far so good. Such a perfect show to relax in the end of the week. Of course, i can't denied that the gag isn't that funny if we compare it to the other comedy this season, but hey, it still can made me laugh a bit.
 
I've only yet come around to watch it and it is a lot more wholesome than I expected. Well, for an ecchi-show. The ecchi is more subdued and make more sense in-universe than in other shows.
I also like most of the characters, except pink haired girl. Her jokes and interactions with Akkun are mostly quite mean-spirited.
 
This show consistently charms me, every week. It makes me laugh--and it makes me buy into a love triangle that should gross me out way more than it does.

Miss Caretaker is delightfully aware of what she's meant to be, visually, and her...playing up that role is explained so easily by the context of her interactions with Akkun.

And, further, the other girls' T&A time can be explained as a means of comparison--both to Akkun and the Prez.

Akkun's whole deal is his desperation to be seen as manly because he's so undeveloped (in terms of his male features, probably having to do with--if reality is allowed its due at all--his not hitting puberty, fully, yet), and that lack of physical maturity is contrasted both with the (general) maturity of his demeanor and with the HIGHLY developed (perhaps overdeveloped) physiques of the girls surrounding him. That is, they make him seem (physically) less mature AND play up his inability to properly process their prominent sexuality--in terms of his reactions and, I think, their...exaggerated features being at least half-owing to his perception of their appearance rather than an accurate representation thereof--which also makes him seem less mature.

It's all basically the same for the Prez, with a lot of emphasis on the sight gag of her standing next to the other girls, but also a real focus on how her perception of her body is a hurdle to properly expressing her feelings about Akkun: how could she ever dream of doing such a thing when she's constantly up against Sex in a Sweater?

It really helps that she has that "motherly" vibe as caretaker. She legitimately cares about the tenants, cooking with great care, making sure that no one gets sick, giving lap-pillows etc.
So even if she presses her breasts in Akkun's face she doesn't come off as predatory, but simply as an adult teasing a boy.

Well, I would simply say he's an archetype. A good-developed one, but still an archetype. His "maturity", for example, is a typically female character trait in Japan. So in Japanese culture it wouldn't be contrasting his feminine appearance at all. Same with the childlike innocence. The whole concept of "otokonoko" in Japan.

Probably. As when she asked Akkun about breast sizes. Although I don't know how much about it is because of her displayed lack of knowledge about it and her innocence.
